1. Book the assessment

2. Pick a slot with easy access
The assessor needs to get into every room, the loft if there is one, and to the boiler and meters. A slot when the property is empty or you’re present beats one where a tenant has to be chased for keys.
3. Prepare the property (10 minutes that raise ratings)

- Dig out paperwork: boiler make/model, FENSA glazing certificates, insulation installation certificates

4. The inspection — 30 to 60 minutes

5. Calculation and lodgement
The data goes into the government-approved RdSAP software, the rating is calculated, and the certificate is lodged on the national EPC register — at which point it’s officially valid.
