Which EPC service do I need?
Domestic EPCs are intended for residential properties such as houses and flats. Commercial EPC enquiries cover relevant non-domestic premises including offices, shops and other business property. If you are unsure, submit the property type and intended use through the appointment form so the appropriate service can be confirmed.
How do I request an appointment?
Choose the relevant service and complete the appointment-request form with your contact details, property address, preferred date and time, and any useful access information. The request does not represent automatic confirmation; EPCRATE will confirm the available appointment and next steps.
Does EPCRATE cover my area?
EPCRATE provides property services across all 32 London boroughs. Send the full property address through the booking route to confirm current coverage and appointment availability for your borough.
Can I combine an EPC and floor plan?
Yes, the website includes a combined EPC and floor-plan enquiry pathway, and our EPC + floor plan bundle for a 2-bedroom property is £118 (saving £20 versus booking separately). Whether both can be completed during one visit depends on the property and current availability.
What should I prepare?
Arrange safe access to the relevant areas of the property and gather any useful documentation for improvements, insulation, glazing, heating systems or extensions. Evidence must be suitable for the assessment methodology; verbal information alone may not be sufficient.
How are documents delivered?
Completed EPC and floor-plan documents are delivered digitally, with the certificate typically lodged within 24 hours of the assessment. The exact format and recipient details are confirmed during the booking process.
What are your opening hours?
EPCRATE’s opening hours are Monday to Saturday, from 9:00am until 6:00pm. Sundays are closed.
Do you assess commercial premises?
Yes — commercial EPC enquiries can include offices, shops, warehouses and other relevant non-domestic premises, from £180. Share the building type, use and property details so the correct assessment route and evidence requirements can be confirmed.
