What we tend to see in SW11 properties

The terraces off Lavender Hill are typically solid-wall — there is no cavity to fill — so unless internal or external wall insulation can be evidenced, the walls are assessed using standard assumptions. In the period houses split into flats around Northcote Road, heating is usually what moves the rating most: an older conversion on electric heating often scores lower than the same flat with a gas combi and good controls, because the EPC is based on energy cost rather than comfort.

The newer flats around Battersea Power Station and Nine Elms are a different picture. Many run on communal or district heating and have good glazing and insulation built in, which tends to help the rating — but the result still depends on what is recorded accurately on the day, from the heating type to the ventilation.
