Most of what I assess in W6 is a Victorian or Edwardian terrace split into two or three flats, and the flat’s position in the building matters more than owners expect — a top-floor conversion under an uninsulated roof and a ground-floor flat in the same house can land in different bands. The Brook Green mansion blocks are their own case: solid walls, communal heating in some blocks, and original sash windows that have often been secondary-glazed rather than replaced, which needs to be recorded properly rather than assumed. Where the loft has been converted, I need the Building Control paperwork to credit the insulation, otherwise the age-band assumption applies and the score suffers.
