When selling or leasing a home, an Energy Performance Certificate, or EPC for short, is one of the many pieces of documentation you’ll need (if you’re selling, check out our helpful list of the papers you’ll need to be sure you’ve got everything covered).
An EPC indicates a potential buyer or renter how energy efficient your property is, on a scale of G (lowest; highly inefficient) to A (highest; very efficient) (highest; very efficient).
It will cost you a fee to get an EPC for your property. But how much?
There is no set pricing for an EPC; it varies depending on the size and kind of property, although prices often range from £35 to £120. For more information about EPC cost are available here, click here
What is involved in the EPC cost?
The cost of an EPC includes the survey conducted by a certified Domestic Energy Assessor as well as the Energy Performance Certificate.
The Certificate rates the property’s energy efficiency on a scale of A to G, with A denoting ‘Very Efficient’ and G denoting ‘Not Very Efficient.’ In England and Wales, the average energy efficiency rating for a house is band D.
The EPC will also issue a rating to the property ranging from 1 to 100, with a higher number indicating greater energy efficiency. Fuel expenses will be lower if your house is more energy efficient.
Why You Need An EPC?
An Energy Performance Certificate is required by law when a business or residential property is marketed for sale or rent/lease (EPC). A property agency or property website will not allow an advert for a house or company to be put on the market without their first being an EPC done and accessible to show potential parties.
Agents and owners can be fined by Trading Standards if they fail to put EPC information on an advertisement or make them available on request to anybody who is interested. An EPC provides essential information to anybody wanting to purchase or rent a home, so include it in the advertisement and for a successful transaction is always a good idea.
You could be looking for a government energy grant or subsidy that requires an EPC, or you might just want to know how energy efficient your home is. If that’s the case, we can assist you.

You may have a valid EPC already
There’s a chance your EPC is still valid if the property was sold or rented out during the last ten years. To find out, go to the Ministry of Housing, Communities and Local Government’s website and fill out the form. If your address is listed, the EPC for that address should appear, with valid from and to dates.
