These terms and conditions apply to services booked with EPCRATE (“we”, “us”). EPCRATE is the trading name of Jino Jose, of 124-128 City Road, London EC1V 2NX. You can contact us on 020 3488 4142 or at info@epcrate.co.uk. By booking an assessment with us you agree to these terms.

1. Our services

We provide, across all 32 London boroughs:

  • Domestic Energy Performance Certificates (EPCs) — carried out by a Domestic Energy Assessor (DEA) accredited with Elmhurst Energy, using the government’s RdSAP methodology.
  • Commercial EPCs — carried out by EPCRATE’s NDEA-accredited assessors.
  • Measured floor plans, alone or as an EPC + floor plan bundle.
  • Draft EPC service — a pre-lodgement indicative assessment (see section 6).
  • EICR coordination — we arrange Electrical Installation Condition Reports carried out by qualified electricians.

Every completed EPC is lodged on the official GOV.UK EPC register, normally within 24 hours of the assessment.

2. Bookings and access

  • Bookings can be made online at epcrate.co.uk/booking/, by phone or by email. A booking is confirmed when we agree a date and time with you.
  • You must ensure the assessor can access the property at the agreed time, including any lofts, meter cupboards, boilers and heating controls where safely accessible. If you are not the occupier, you are responsible for arranging access.
  • If we attend at the agreed time and cannot gain access, we may charge an abortive-visit fee of £30 to cover travel and time, and the visit will need to be rebooked.

3. Prices and payment

  • Our current prices are published at epcrate.co.uk/pricing/. Unless stated otherwise, the price quoted covers the assessment, certificate production and lodgement on the official register — the price shown is the price you pay. We are not VAT registered, so no VAT is added.
  • Promotional prices (for example our flats offer) apply only while advertised, only to qualifying properties, and cannot be combined with other offers. (Our current flats offer, for example, applies to flats up to three bedrooms and under 90 m².) The standard price schedule applies to everything else.
  • Larger or unusual properties (for example flats over three bedrooms, homes over 225 m², or non-standard commercial premises) are quoted individually before booking.
  • How payment works: after the visit we email you a draft (overview) EPC together with our invoice, so you can check the details before anything is lodged. Once you confirm the draft — and any corrections have been made — payment is due. On receipt of payment in full, the final EPC is lodged on the official GOV.UK EPC register and a link to your certificate (PDF) is emailed to you. For same-day urgent appointments, the certificate is issued on site.

4. Same-day and urgent visits

Same-day (urgent) appointments — with the certificate issued on site — are subject to assessor availability and are not guaranteed until we confirm the time slot with you. If we cannot offer a same-day slot after you enquire, you will not be charged.

5. Cancellations and rescheduling

  • You may cancel or reschedule free of charge by giving us at least 24 hours’ notice before the appointment.
  • If you cancel with less notice, or the assessor cannot access the property (section 2), the abortive-visit fee may apply.
  • If you booked online or by phone as a consumer, you normally have a 14-day cancellation right under the Consumer Contracts Regulations 2013. Where you ask us to carry out the assessment within that 14-day period, you agree that we may begin the service before the cancellation period ends; once the assessment has been carried out and the certificate lodged, the service has been fully performed and the cancellation right no longer applies.
  • Prepaid bookings cancelled in time receive a full refund.

6. Assessments, ratings and the Draft EPC service

  • EPC assessments follow the government-prescribed methodology (RdSAP for existing homes). The rating reflects what the assessor can see or evidence on the day: where insulation or other measures cannot be seen and no acceptable evidence is provided, the methodology requires standard assumptions based on the property’s age and type.
  • We cannot and do not guarantee any particular EPC rating. Documentary evidence (for example FENSA or Building Control certificates, insulation guarantees, MCS certificates for solar or heat pumps) can help the assessment reflect improvements — provide it before or on the day.
  • Draft EPC service: a draft assessment is indicative only. It shows the rating the property is projected to achieve based on the information available at the time; the final lodged rating may differ if the position on the day differs. A draft EPC is not a valid certificate and cannot be used to satisfy legal requirements.
  • Once an EPC is lodged on the register it cannot simply be edited; corrections follow the accreditation scheme’s process.

7. Your obligations

You agree to provide accurate information about the property when booking (bedrooms, property type, size), to disclose anything materially affecting the visit (for example building works or pets), and to ensure it is safe for the assessor to carry out the inspection.

8. Our liability

  • We carry out all services with reasonable care and skill, as required by the Consumer Rights Act 2015.
  • Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited.
  • Subject to that, our total liability in connection with any booking is limited to the price paid for that booking, and we are not liable for indirect losses (for example a delayed property sale or letting) that were not a foreseeable result of us breaking these terms.
  • An EPC is produced for the legal requirement it satisfies; it is not a building survey, a structural report or an electrical/gas safety inspection.

9. Complaints

If something goes wrong, contact us first at info@epcrate.co.uk or 020 3488 4142 — we aim to acknowledge complaints within 4 working days and resolve them within 14. If your complaint concerns a lodged domestic EPC and we cannot resolve it, you may escalate it through our accreditation scheme, Elmhurst Energy, under its complaints procedure.

10. Privacy

We use your personal information to deliver the services you book. Assessment details are lodged on the official GOV.UK EPC register as required by law. See our privacy policy for details.

11. General

  • These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
  • If any part of these terms is found unenforceable, the rest continues to apply.
  • We may update these terms from time to time; the version on this page at the time of your booking applies to it.
