The EPC Assessment

What happens during an EPC assessment?

The assessor carries out a non-invasive visual inspection of the property, collecting information about construction, heating system, hot water system, glazing, lighting and insulation. The assessment typically takes 45 minutes to one hour for a domestic property. It is designed to be efficient and minimise disruption.

What should I prepare for the EPC assessment?

Can the assessor access the loft?

The assessor will inspect the loft if there is safe access. If you have insulation installed and the loft is accessible, please ensure it is clear enough for a visual inspection. The assessor does not need to enter confined spaces.

EPC Validity and Renewal

How long does an EPC last?

An Energy Performance Certificate is valid for 10 years from the date of issue. You only need a new EPC if your current certificate has expired or if the property has been significantly altered since the last assessment.

How can I check if my EPC is still valid?

Should I get a new EPC after energy efficiency improvements?

Do I need an EPC to rent out my property?

Yes. Under current regulations, landlords in England must have a valid EPC rated E or above before letting a property. It is unlawful to let a property with an F or G rating unless a valid exemption applies. Both new and existing tenancies are covered by this requirement.

What EPC rating do I need to rent out my property?

Energy Efficiency and Improvements

Can solar panels improve my EPC rating?

Solar panel installations can positively affect a future EPC assessment. The assessor will record evidence of the solar installation and factor it into the assessment using approved methodology. No specific rating improvement can be guaranteed as the result also depends on the property’s other features.

Can an air source heat pump improve my EPC rating?

Heat pump installations can improve a property’s energy performance and may result in a higher EPC rating when a new assessment is carried out. The assessor will record installation details and factor these into the assessment.
