A Commercial Energy Performance Certificate (EPC) is legally valid for 10 years from the date it is issued — the same validity period as a domestic EPC.

During those 10 years, the certificate can be reused multiple times for:

  • Leasing to new tenants

  • Selling the property

  • Marketing the premises

You do not need a new EPC every time a tenant changes, as long as the certificate is still in date.


When You MUST Get a New One Earlier

Even within the 10-year period, you should obtain a new EPC if the building has changed significantly, for example:

  • Major renovation or extension

  • New heating or cooling system installed

  • Change of use (shop → restaurant → office)

  • Significant insulation upgrades

  • Subdivision into multiple units

A newer EPC can improve the rating and make the property easier to let under regulations.

Even if your EPC is valid for 10 years, you cannot legally rent the property if the rating falls below the minimum standard (usually E rating or higher) unless you register an exemption.

What Happens When It Expires

Once the 10 years pass:

  • You cannot market the property

  • You cannot renew a lease

  • Estate agents cannot advertise it
