What is an Energy Performance Certificate (EPC)?
An EPC is a survey and evaluation of your London property’s energy effectiveness. When you sell or rent your property, you are required by law to perform an EPC and present the certificate.
Energy Performance Certificates, which range from “A” to “G,” indicate how energy-efficient your property is. The highest energy efficiency rating on your certificate is “A,” while the lowest is “G.” It should go without saying that a high efficiency rating translates into cheaper fuel and energy costs. This will increase the appeal of your house whether people are purchasing or renting.
You will receive some energy-saving advice in addition to your EPC survey to assist you raise your energy efficiency rating. This enables you to point out to anyone interested in purchasing or leasing the home what they can do to raise their rating. It is advised that you obtain a gas safety certificate in addition to an EPC.
Particularly in London, several residential and commercial structures frequently fall short of the Minimum Energy Efficiency Standards (MEES). If you don’t follow the instructions in your EPC report, the value of your property will decrease. Our EPC London staff will be able to provide guidance based on grants and funding for energy. Additionally, they’ll let you know how much a project will cost and how you can prepare to pay for it.
How Long Does an EPC Last?
A certificate of energy efficiency is good for ten years. This certificate must be obtained legally before a property may be put on the market, as was already explained. You will need to get a newly updated certificate if you get an EPC and then make changes to your property. Depending on the worth of your home, you might be penalised anywhere from £500 to £5000 if you don’t have a valid certificate.
If a commercial building has a total size of more than 500 square metres, it must show its energy certificate. Additionally, evidence of how frequently people visit the facility must be provided.
